|Family Self-Sufficiency and Home Ownership Program||Family Self-Sufficiency (FSS) is a voluntary HUD program that encourages and assists families to become self-sufficient. The FSS Program is open to all residents in Public Housing or those who hold a Housing Choice Voucher/Section 8 Voucher. Participants in the program are assigned a case manager to help them set and reach goals related to becoming self-sufficient such as receiving more education, job training, help with childcare, a career and home ownership. FSS offers a financial incentive to families through an escrow account, which is based on an increase in a families earned income. An example of an increase in earned income would be when a family member has a pay raise, obtains employment or has an increase in his or her working hours that results in an increase in the portion of rent that the family pays each month. For example, if a family member begins working 40 hours per week, and the families rent increases $25.00 dollars per month, that $25.00 dollars goes into an escrow account that the Housing Authority establishes for the family. This account becomes available to the family when the family successfully completes their FSS Contract of Participation which is typically in a 5 year time period.
Another program is the Home Ownership Program and only open to those who receive a Housing Choice Voucher (HCV)/Section 8 Voucher (S8V). A participant can choose to use his or her voucher to assist with the purchase and payment of a home. Eligible Section 8 Voucher holders may now use their vouchers to assist in the purchase of their own home through the Section 8 Homeownership Program. The voucher assistance provides a partial payment toward the mortgage every month for up to 15 years. VA's Cash-Out Refinance Loan
For homeowners who want to take cash out of your home equity to take care of concerns like paying off debt, funding school, or making home improvements. The Cash-Out Refinance Loan can also be used to refinance a non-VA loan into a VA loan. VA will guaranty loans up to 100% of the value of your home.
VA Home Loan Guaranty
Most VA Home Loans are handled entirely by private lenders and VA rarely gets involved in the loan approval process. VA "stands behind" the loan by guaranteeing a portion of it. If something goes wrong and you can't make the payments anymore, the lending institution can come to us to cover any losses they might incur. The VA loan guaranty is the "insurance" that we provide the lender.
Interest Rate Reduction Refinance Loan
The VA Interest Rate Reduction Refinance Loan (IRRRL) lowers your interest rate by refinancing your existing VA home loan. By obtaining a lower interest rate, your monthly mortgage payment should decrease. You can also refinance an adjustable rate mortgage (ARM) into a fixed rate mortgage.
Native American Direct Loan
The Native American Direct Loan (NADL) Program provides direct home loans from VA to eligible Native American Veterans to finance the purchase, construction, or improvement of homes on Federal Trust Land, or to refinance a prior NADL to reduce the interest rate.
Housing Grants for Disabled Veterans
VA provides grants to Servicemembers and Veterans with certain permanent and total service-connected disabilities to help purchase or construct an adapted home, or modify an existing home to accommodate a disability. Two grant programs exist: the Specially Adapted Housing (SAH) grant and the Special Housing Adaptation (SHA) grant.
